This 31,343 sf tenant finish was constructed in an existing tilt-up warehouse building, included full finish office area of approximately 7,455 sf and 23,888 sf warehouse area, including 39,248 sf of site work. 

Office Area - included construction of a full finish office area including all necessary demo for the exterior doors/windows in the tilt up concrete walls, removal of concrete slab for the proposed 20 plumbing fixtures, installing five (5) roof top units, electrical, fire sprinkler system. This office areas finishes included 20 offices, break room, restrooms, training room, copy center, reception center and show room, with carpet, ceramic floor and wall tile, acoustical ceiling, doors, casework and counter-tops. Work also included installing a wheelchair lift, and a 23' x 12' metal canopy bolted to the tilt up walls at the new office entrance. 

Warehouse - included all necessary demo for the exterior overhead doors and man doors in the tilt up concrete walls. Removal of all existing electrical/lighting and replaced with more energy efficient lighting, installation of one (1) evaporative cooler and fire sprinkler system throughout the 23,888 sf warehouse area. Work also included removing existing louvers/vents in the tilt up walls and replacing them with approximately 130 sf of architectural panels. 

Site Work - included new concrete loading dock and ramp, two (2) concrete stair entrances. Work also included placing approximately 39,248 sf of 6" thick concrete paving for new parking lot, landscaping, chainlink fencing with gates. Bringing all utilities to the building including open street cut, fire hydrant, catch basins and manhole.
